Bensalem Quality Roofing provides commercial roofing in Bensalem, PA, serving surrounding cities including Lower Southampton, Delran, Upper Southampton, Bristol Township and Cinnaminson. For 20+ years we have repaired, maintained and replaced low-slope and metal roofs on shops, offices, warehouses, apartment buildings and association properties, and we plan every job around the people who use the building underneath.
A commercial roof carries more than water. Heating and cooling units, vents, drains, skylights and the technicians who service them all live on it, and each one is a place where a membrane can fail. Our work starts with understanding the whole roof, not just the spot that leaked last week.
Owners and property managers receive written reports and itemized proposals they can share with partners, tenants or a board. The proposal separates repairs from replacement, so you can decide what to do now and what to budget for next year.
Commercial Roofing Systems We Install

TPO Single-Ply Membranes
TPO is a white or light-colored single-ply membrane with heat-welded seams, which makes the seams as strong as the sheet itself. It reflects sunlight, which helps keep the roof and the space below cooler in summer. It is a strong choice for roofs with rooftop units and regular foot traffic.
TPO can be mechanically fastened or fully adhered over new insulation. We choose the attachment based on the deck and the building’s exposure to wind. The seams are probed after welding to confirm a full bond.
EPDM Rubber Membranes
EPDM is a durable synthetic rubber membrane, usually black, installed in large sheets with few seams. It handles temperature swings well and is simple to repair. It suits roofs with fewer penetrations and less traffic.
On an existing EPDM roof, many problems can be fixed with seam repairs and new flashing rather than a full replacement. We look at the condition of the sheet and the insulation before recommending either. Shrinkage at the edges is a common sign of an aging EPDM roof.
Modified Bitumen Roofing
Torch-down SBS and APP modified bitumen roofs are built in layers, with a granulated cap sheet on top. The multi-ply build-up makes a tough surface that resists punctures. It is well suited to roofs that see foot traffic and to smaller commercial and mixed-use buildings.
Torch-applied work is planned with fire safety in mind, including care at walls, curbs and wood edges. Where torching is not appropriate, self-adhered modified bitumen sheets are an option. We explain which method suits your roof.
Metal Roofs on Commercial Buildings
Standing seam metal is used on commercial buildings with enough slope, as well as on canopies, mansards and entrance roofs. It is long-lasting and needs little maintenance when installed with the right trim and flashing. We also repair and recoat existing metal roofs where the panels are still sound.
Commercial Roof Repair and Maintenance
Seams, Drains and Ponding Water
Most commercial leaks begin at open seams, blocked or loose drains, and areas where water ponds after rain. We clear drains, reseal their flashing and repair seams with material compatible with the existing membrane. Persistent ponding is corrected with tapered insulation or added drainage.
Where water has already gotten under the membrane, we probe for wet insulation and cut out the soaked areas. Leaving wet insulation in place lets the deck rot from above and keeps feeding the leak. A repair that skips this step usually has to be done twice.
Rooftop Units, Curbs and Parapets
Rooftop units sit on curbs that need their own flashing, and parapet walls need sound caps and counter flashing. Service technicians walking to the units wear paths in the membrane over time. We repair the flashing and add walkway pads to protect the roof between visits.
Maintenance Visits and Condition Reports
A spring and fall inspection catches small problems before they become wet insulation or a damaged deck. Each visit ends with a written condition report and photos. Owners use those reports to plan budgets and to show tenants and insurers the roof is being maintained.
Commercial Roof Replacement in Bensalem
Bensalem’s Commercial Reroofing Fee
Bensalem’s fee schedule prices commercial, industrial and multifamily reroofing at $100 for the first 3,000 square feet and $5 for each additional 1,000 square feet, plus the application fee and a $4.50 UCC surcharge. We calculate that fee from the roof area and include it in the proposal. Buildings in other townships follow their own schedules, which we check before bidding.
Working Around Tenants and Business Hours
Replacing a commercial roof means tearing off and rebuilding the roof in sections while the building stays in use. We schedule the work around deliveries, opening hours and tenant needs, and we keep each section watertight at the end of the day. Dust, noise and odors are planned for, not discovered.
Insulation, Tapered Systems and Drainage
A replacement is the best time to add insulation and correct drainage. Tapered insulation creates slope toward the drains on roofs that were built nearly flat. That one change often adds years to the new membrane’s life.
We also look at the edge metal, scuppers and gutters while the roof is open. Upsized scuppers or added drains can be worked in during a replacement at far less cost than later. The proposal lists each drainage item separately so you can see what it adds.
Multifamily, Association and Storm Work
Apartment Buildings and Condominiums
Apartment buildings and condominiums need roofing work coordinated with residents, parking and access. Under the Uniform Condominium Act, a condominium roof is usually a common element the association maintains. We confirm responsibility under the governing documents before we quote.
Townhouse associations organized as planned communities can split the roof differently, with each owner responsible for the roof over their own unit. In that case a full-row replacement needs every owner’s agreement or an association decision. We work from the declaration and the board’s direction so nobody is surprised by the bill.
Storm Damage on Commercial Roofs
High winds can peel back membrane edges, lift metal panels and topple rooftop equipment. The July 29, 2021 EF-3 tornado surveyed by the National Weather Service damaged warehouses in the Metropolitan Industrial Center as it crossed Bensalem. After a storm, we secure the roof, document the damage for the owner’s own claim and meet the adjuster on site when asked.
